The rental market in Modiin is VERY competitive. There are always more people looking for rentals than there are rentals. It is important to be realistic about the budget/area/options and be prepared to move quickly when you find a suitable option.
As the market tends to be a landlord's market, there is not much (if any) negotiability on rental prices. Usually what the landlord is asking is what he/she expects to receive.
A rental contract is usually for one-year, and often with 'an option to extend' for a second year (whereby the option falls on the tenant, not the landlord). Occasionally a landlord might agree to a longer period, but it is not the norm.
Renting in Israel is often different than in other countries
rentals are usually the bare-bones - they do not come with appliances (no fridge/oven/stove/dishwasher/washing machine/dryer), and they don't come with closets (unless they are built-in), and they don't even come with light fixtures (they have hanging light bulbs)
in addition to the agreed rent, the renters are also required to pay the Arnona (property tax) and Vaad (building maintenance) as well as all other utilities (water, gas, electricity, internet)
when you move into the rental it should be freshly painted white, and the landlords normally require the renters to return the apartment at the end of the lease repainted.
There are never enough rentals in Modiin. It is a good idea that as soon as you find a rental that meets your needs and preferences, that you decide quickly. It is not uncommon for a renter to go home and think about a place they saw and by the time they get back to the landlord to say they want it, the property is already taken. It is a good idea to make a quick-decision so you can be sure you get the home you want.
Due to the rental demand in Modiin there is not usually very much negotiability on the rent price, if any.
The rent price is usually locked in for the first year, and there is normally a built-in increase for the second year. However, as most leases are one year with an option to extend, there are no provisions for the rental price once the contract ends and landlords are allowed to raise the rents as much as they want.
When signing a rental contract tenants usually sign a one-year lease with an 'option to extend' for a second year. This means that you are guaranteed the right to stay in the property for two years. The tenant is locked in for the first year and then has the option to decide if they wish to extend for a second year. The decision to renew for a second year lies solely in the renter, not the landlord.
